Taylor Morrison will take legal action against its own customer to avoid repairs!!!
Taylor Morrison is sub-human trash.
I purchased a home from Taylor Morrison in Sept of 2021. Soon after, I filed a warranty complaint against defects in the foundation. They sent contractors to my home for repairs, but then, when the contractors told Taylor Morrison how much the repairs would cost, Taylor Morrison forcibly laid flooring back down over a still-defective foundation.
Then I got two architects to write formal letters stating that my floors need repairs, so Taylor Morrison sent their VP for construction to my home to challenge them. But, while at my home the VP saw just how bad the floors are and offered a repair agreement two days later. Then Taylor Morrison fired that VP and demanded that Taylor Morrison's own engineers review the floors.
Their engineers lied repeatedly! Then Taylor Morrison filed for legal action against me to obtain a legal declaration that my floors are within standard based on the lies from their own engineers.
I've traveled the world and met people from all over the world over the last 23 years of service as a Naval Officer.
I've never seen anything like Taylor Morrison. They are liars. They are *** They are sub-human trash.

My wife and just bought and built our first home. Looking at the models and some of the other homes that where built the houses and yards look amazing which is why we went with Taylor Morrison.
So we put our down payment for a new build home and thats when we noticed a quality difference from a pre move in ready home to a build home. Started with them using broken cinder blocks, to them rushing to get the home done and using dead Bahia grass and telling us that its drought resistant. Drought resistant means its resistant to drought not drought proof and dead grass is dead grass. We have one of the nicest driveways in the neighborhood until you look close and can see massive chunks broken from it from when the cement workers removed the boards and didnt bother going back and fixing their work.
Our back sliding door does not stay locked!
We have been the house for almost 2 months everywhere I turn I can spot things wrong with this house. Sales staff is amazing goes out of their way to make you happy, but the builder when you talk to him in person is great but when he leaves you get pushed off to the side.

They sold less than 30K of the price they offered me in the contract. Just to satisfy their ego.
Sales head of wesley chapel satisfied his ego by selling home for 30k less than what they offered to me. We are under contract for 1 year and we selected all design options in the home.
Just 1 month before contract closing I found multiple issues and they brought to notice, they adamant to correct on top they cancel the contract without informing anything. Wesley chapel Sales head behaved like Psyco.
I used to keep detail emails of there faults in construction and all my communication went on emails without no reason they cancel my contract.
Taylor Morrison immediately should terminate sales head VP from Wesley Chapel area. He is behaving like Psycho...
They never understand the actual problem raised by buyer. They never consider buyer note after you signed contract.

I met with the subcontractor and two representatives of Taylor Morrison. They acknowledged the problems.
I requested their proposal to resolve the issues with my roof. It all boils down to the extent they are willing to go to to completely rectify the improper installation of my roof.
Instead of being in compliance with the building code, rubber roofing cement which is far cheaper to use. The result is that I have roof tiles sliding down my roof. After sending an roofing company's report along with photos, to the FRSA, I was informed that my roof will have no resistance should a high wind incident, like a hurricane, should happen.
I contacted Taylor Morrison three months ago and they are snow-balling me.

We had GWR handle our insurance claim for hail damage.
All I can say is they made the whole process almost effortless. Rod the salesman and Darren the field super did a great job. Done on time and on price. Will recommend to all my family and friends.

GWR installed my cement tile roof in 2018 and I have numerous roof tiles sliding down my throughpit my roof. I hired a roofing inspector and I was informed that GWR used Rubber Roof Cement instead of using polyurethane foam as required by code. [Rubber Roofing is cheap.
Polyurethane foam is expensive]. My roof is a mess and the worse part is that my tiles have very little wind resistance should a hurricane his my area.
A word of caution is you use GWR. Make sure that they are in adhesive compliance if they are installing a tile roof. Inspectors from a building department don't usually look the type of adhesive used under the tile.
They take the roofering contractor's word that it was done correctly. After three months I am still waiting for the defective roof to be addressed by GRW

This company is horrible. They treat veterans and first responders horribly and turned what was supposed to be our dream home into an absolute nightmare.
I understand that no company is perfect, but Taylor Morris is at the very bottom when it comes to satisfying their customers.
We had a drainage issue with our home from the very start and they continued to drag their feet until the warranty expired and left us on our own. I might have been suckered this time around but I will definitely let my fellow veterans and first responders know to stay well away from this home builder, unless you like to be lied to and treated like second-class citizens.

Do not buy a Taylor Morrison home
Palmero isn't what I would call a "gated" community. The gates are open from 5:30am to 6:30pm - all day, creating a huge safety issue.
Also, the workers cut a lot of corners when building my townhouse.
My walk-through was late, so by the time I noticed, the closing date had passed. They won't pay for anything after the closing date.
Money over everything
All about the bottom line. Your home will be closed with items left undone.
Aside from this, a Tampa Division Superintendent, who's been known to carry on at the job site, was just arrested for MURDER!! A Sarasota Division salesperson was attacked in the model home, sent to the hospital, and TM lawyers had her sign their document so she couldn't sue them for no cameras and lack of security.
The attacker has not been found. If TM doesn't care about their employees, they surely don't care about buyers!!!

There likely isn't enough space here to detail our experiences thus far - but to summarize: After our private home inspection, we prepared a list of requests for Taylor Morrison (TM) to address. We detailed, in writing and with pictures, exactly what we wanted them to repair and what we wanted them to leave alone and not touch (we would complete those repairs ourselves due to lack of faith in them completing them satisfactorily).
At our final walk-through, we could only confirm that ONE of the THIRTEEN requests was completed satisfactorily. There were numerous workers in the house - completing repairs that we specifically stated we didn't want TM to address, while other repairs were being made to fix repairs that had already been made and already failed just days earlier. The work should have been completed PRIOR to the final walk-through. They were still working into the dark after we left, and this left us no way of telling what the final outcome would be before settlement the next day.
However, we had to sign and show that work had been completed - when it hadn't. Then at our 2-week walk-through, we provided another list of items to address and pages of items that still hadn't been completed from the first list/previous repairs that had already failed just weeks later. More time has elapsed and that list still isn't finished. A plumbing subcontractor was dispatched with completely incorrect information at 7pm without any notice to us.
An insulation contractor just showed up to perform work, and we received notice of their arrival - hours after they had come and left. Both the communication and the quality of work are pathetically poor. We have almost all of this documented and have already given much of this documentation to the superintendent. TM appears to hire laborers that pose as skilled tradesmen/professional craftsmen.
It's not just us. The other new houses around us appear to have a regular stream of blue taper's, and the same drywall, painters, etc., appearing and disappearing time and time again. We thought TM was a "better than beginner quality builder", based on our research. We were completely proven wrong and now have assumed a to-do list pages long on a brand-new build.
Thoroughly and completely disappointed is what we are. Our expectations are not the problem. The lack of quality work and poor communication from TM is.
If we could have known that this would be the end result, we never would have done business with these people.
All of this was written to the best of our recollection and based on our experiences, thus far. We reserve the right to modify it if upon further review, we find there to be errors and/or omissions.

After more than 3 years of fighting with me, Taylor Morrison has finally agreed to fix my foundation. Between per diem and the actual repairs, it will probably cost them about 150K.
Avoid these pieces of trash like the plague! They lie as a normal course of business and then dare you to sue them to get what is rightfully yours.

My husband and I built with Taylor Morrison roughly 2 years ago. We were excited to be buying our first home - and to be building one was super exciting!
The building process was fine, I guess.
We checked on our house weekly as it was being built. Everything seemed to be coming along just fine until it came time for inspections by us and our inspector.
There was a wall that connected to the downstairs half bath that was bowed out on the opposite side. My husband insisted that they fix it, despite the builder saying they "weren't able to". It seemingly got fixed.
Until I recently started remodeling the bathroom and noticed that this wall had been bowed in on the inside of the bathroom now. It has affected me putting in a new vanity in the bathroom.
The carpet Taylor Morrison uses is absolute junk. The quality is terrible and whoever they hired to lay it, laid it terribly and we are having to replace all the carpet upstairs because it wasn't put down correctly.
Our tile is not level. In any part of the house.
Downstairs, we have several tiles cracking because it wasn't leveled. Upstairs, in the second bathroom, the tile is slowly coming up and now we are unable to shut that bathroom door because of how the tile is sitting.
When we first moved in, we didn't have a fridge. For over a week. They told us that it must've gotten missed in the delivery.
What we learned later was that it was stolen from our unit because Taylor Morrison doesn't lock doors.
We really believed that Taylor Morrison would be superior to build with compared to other builders. BOY WERE WE WRONG! Do not EVER trust Taylor Morrison with your home investment.
Literally the worst decision we've ever made. We are now having to spend a ton of money to fix the things that should've been done correctly in the first place.

We sent the following statement to T-M in July, 2024:
"We have built two houses prior to doing business with Taylor Morrison. Based on our prior experiences with other home builders and based on your company's response to our complaint, (a) we judge Taylor Morrison home construction quality to be low, and (b) we judge Taylor Morrison warranty coverage to be inadequate.
Contrary to your company's marketing hype, our personal experience shows us that your company builds a house with a very low-grade exterior subject to visible deterioration in a time-span that is much shorter than it should be. Further, your company does not proudly stand behind its product or workmanship.
We will use all the communication tools at our disposal to share our extremely disappointing experience with Taylor-Morrison Home Construction."

They lie, cheat and steal - and then lie about lying, cheating and stealing
After three straight years of fighting with Taylor Morrison, they have now flat out stated that they will not provide the repairs that are guaranteed in the contract; that my "case is closed" and if I want to proceed then I need to hire an attorney.
Their field representatives are compulsive liars, who, I kid you not are actually trained to lie by their corporate lawyers (one of them actually told me)
Taylor Morrison is trash.

Living and primary window mismatched colors
We have two different colors of windows in the living and primary room, some are blue and some are clear, and it is visible during night time but at the time of closing they said just call warranty and they will help but now warranty people said we cannot do anything with it and closed the ticket.
Also our pendent light connection they provided above the kitchen faucet and we cannot even move that to the proper place as the vent is placed in the center, they are not ready to move the vent as well, and closed the ticket. This is literally waste of money and we paid for pendent light connection

Your municipal code inspector will come out at no charge and assess if there is an issue. He can direct you to a reputable contractor for a complete analysis. That should be more than enough to negate TM paid for engineers/contractors.
That is correct. But there is one HUGE problem: Because the contract contains an arbitration clause, Taylor Morrison will go behind your back to file for arbitration and then lie to the arbitrators in order to obtain a favorable outcome.
In my case, they hired engineers who were willing to lie in order to create an arbitrable issue. Then, just just pay those same engineers to also lie at arbitration. And why might you ask, would Taylor Morrison do that? Because they know the average customer, such as myself, cannot afford the 10s of thousands of dollars that arbitration costs.
My experience, and that of many others, has been so bad that I'm actually creating a documentary about it. It's called "Home Sweet Home." :) I've used social medial to gather all the stories.
So far, more than 500 people have come forward to share their testimonies. Honestly, the amount of people Taylor Morrison has screwed over is just.....shocking.
